The Core Team We have a transaction management department dedicated to making sure every deadline is met and transactions move along smoothly. Each agent has a team working for him or her so each agent can focus on spending more time with their clients. Agents can go on vacations while their contracts still progress toward closing.

Strong Focus on Education Tomlin St Cyr Real Estate Services reimburses the cost of designation programs after an agent’s next transaction, including GRI, Negotiations, Relocation Specialist designations, etc. We also provide in-house training on sales, networking, social media, contracts, etc. on a weekly basis. Four brokers are available to assist agents and clients.
Marketing Agents receive a one-on-one, customized marketing plan and training to set up targeted social media, CRM, direct mail, E-marketing, listing presentation and Ambassador Program marketing materials, advertising and more. Agents receive complimentary Just Listed and Just Sold mailers (including postage) per transaction as well as introductory mailers in addition to complimentary social media and email blasts, custom open house signs and riders, business cards and access to custom graphic design, E-newsletters and reduced pricing for printing, promotional products and other marketing materials.
Agent Benefits & Fees No franchise fees charged (up to 6% at other brokerages). TSC pays for post up and post down ($25 per post) and 50 Just Listed and Just Sold mailers (including postage) for each property. Monthly technology/office fee - $50 covers Dotloop paperless document management system, storage and maintenance, printing, office use, Wi-Fi and ongoing training opportunities. Broker Only Commission charged to client - $300 includes concierge services. E&O charged on a per transaction basis vs. flat fee – ($40/transaction in 2016). Avoid high annual, lump sum fees. 50% of Broker Commission on first sale. (e.g., $1,000 commission on $200,000 sale). Referral Fee for Prospect (list or sell). 25% of total commission once closed, calculated before Broker split (different than what many companies offer). Use of office technology and software and access to full kitchen, conference room and work spaces. Weekly training sessions, lead generation from non-competing brokers and inside access to community leaders through introductions. Professional marketing materials and photo shoot worth more than $800. Automatic member of the Greater Tampa Chamber of Commerce. Cap of $25,000 to Broker. Our new, state-of-the-art office centrally-located in South Tampa includes a digital sign for agent marketing on a major road with 19,000 people passing per day, impressive conference room for presentations, meeting rooms for clients, work areas when agents need a place to prepare as well as printing and Wi-Fi. We also offer negotiated services from pre-qualified vendors for printing, signs, MLS photos, videos, staging services, office supplies including business cards, marketing services for custom work, closing gifts and more - all at rates passed directly on to our agents.
Commission Structure One schedule for all agents, adjusts retroactively after getting to the next level during the year; receive increased commission on sales closed earlier that year! Never move down during the year. New agent starts on verified sales at prior broker. Founding Agents (joining in 2016) are given initial commission split one level higher, are guaranteed to never decrease below the initial split throughout his or her career at TSC and receives a complimentary starter package.
